Ownership Gap analyzes income-producing real estate deals that already carry approvable senior debt, measures the remaining equity and closing gap, packages the capital stack, and routes the deal to the appropriate registered third party. Members pay for organized access to those packages and a visible path to closing.

Membership is

Membership is not
- An investment, security, or profit participation
- A promise of deal flow, funding, or any return
- Lending, brokerage, escrow, or legal, tax or investment advice
- Permission to invest — any offering is executed by a registered third party
The membership fee buys information access and administration only. It is non-refundable after activation, is not applied to any deal, and is not a subscription to a fund. Funding sources must be approved by the senior lender where applicable.

2 · Apply
A short application: who you are, your organization, the kind of participation you are exploring. No financial account information.
3 · Membership review
We confirm identity and suitability, then activate membership once the annual membership fee is paid. Membership is access to information, nothing more.
4 · Sign the confidentiality agreement
Each deal package is released only after you sign the platform confidentiality agreement and the sponsor approves your request.
5 · Follow the deal to closing
Members see a live closing timeline per deal: package complete, pathway selected, provider engaged, documents out, funds to the registered provider, closed.

The appropriate funding pathway is identified and, where applicable, confirmed with the senior lender.

Provider engaged
The registered third party for that pathway is engaged — lender, attorney, portal, or administrator.
Stage 4
Documents issued
Any participation documents are issued and executed by that provider, not by Ownership Gap.
Stage 5
Funds handled by the provider
Money moves only through the provider's escrow or settlement account. We never hold participant funds.
Stage 6
Closed and tracked
Closing confirmed, milestone history and project administration continue in your member workspace.
